We strive for safe and clean communities, in order to achieve this everyone applying to any of our properties must meet the following criteria.

 CRIMINAL: No registered sex offenders will be allowed occupancy at any Country Valley (CV) Properties or to visit a tenant No felony convictions (including aggressive/violent crimes, drug convictions, thefts/burglary) Some misdemeanor convictions may result in denial of occupancy depending on severity and repetition 

CREDIT: Prior judgements and/or evictions will result in denial of occupancy unless proof of satisfied (paid) judgment Credit Score: Poor credit is not an automatic denial of occupancy. Credit reports will be reviewed for current, on time payments Bankruptcy: Bankruptcy is not an automatic denial of occupancy. Bankruptcy documents will be reviewed Foreclosures: extra credit information will be reviewed 

INCOME: Total gross household income must be equal to or greater than 3 times the total monthly rental payment. Debt to income ratio: Excessive other debt in comparison to income will be evaluated 

RENTAL HISTORY: Landlord verifications are required. Three (3) recurrent late payments will result in automatic denial of occupancy Damages: Unpaid or excessive damages will result in denial of occupancy

 MISCELLANEOUS: Pets: All pets must meet CV pet policy requirements (see CV Pet Policy) False Information provided on any application will result in denial of occupancy; Proof of citizenship is required, Must meet occupancy standards 

MOVE IN DAYS: All applicants must be present to sign lease documents Please allow 30 to 60 minutes to review and sign all lease documents Visitors can only stay 3 days without landlord approval.
